These Terms govern your use of ClosingIO, the web service that turns lead and showing notification emails into leads and showings in one dashboard.

1. The Service

ClosingIO receives lead and showing emails sent to your ingest addresses and webhooks, turns them into leads and showings, sends digest emails, and provides a dashboard and API - including sync to Closing CRM. You must be at least 18 years old and using the service for lawful business purposes.

2. Prohibited Use

You agree not to:

• Use the service for illegal activity
• Send emails or data you are not authorized to process
• Enter sensitive data (e.g., Social Security numbers, bank details, medical records)
• Abuse the API, attempt to access other users' data, or interfere with the service

3. Third-Party Sources

ClosingIO is not affiliated with or endorsed by Zillow, Realtor.com, Movoto, Opcity, zBuyer, Homes.com, ShowingTime, or Dotloop. Your relationship with each lead source - including what you may do with the leads they send you - is governed by your own agreements with them.

4. Disclaimer & Liability

The service is provided "as is" without warranty. Notification formats are controlled by the lead sources and can change without notice - check your digest for anything flagged. We are not liable for lost or misused data. You are responsible for verifying your information and backing up what matters.
